Tower and urban block in the centre of Novosibirsk

Two buildings in the centre of Novosibirsk are part of a large redevelopment project, which Brusnika launched in 2012. The development company provided accommodation for residents of unfit houses, which were later demolished to start construction works. In 2016 the first house in the area was accomplished, and in 2021 a housing complex designed by DROM, a Netherlands based bureau, was brought to completion.   Caption The team first designed a master plan for two land plots, and later developed the buildings to fit in. House by the Lake

House by the Lake is a residential area project designed by the development company Brusnika in Tyumen, Siberia. The plot is located in the vicinity of residential clusters dating from the 1980-90s, random low-rise houses and modern housing estates. It is a promising area with well-developed social, commercial and recreational amenities.  The masterplan aims to develop the area as well as the lake. The key concept is living in the city while enjoying the countryside around. A small, shallow and boggy Tikhoye lake was much wider up to the 1970s, but affected by chaotic urban development, it gradually shrank. Fayna Town (1st phase)

Open and half-open blocks allow to utilize all advantages of the complex, forming a private courtyard, but the opening on the complex’s southern side helps avoid excessive shadowing. A different number of storeys of the complex’s sections allows creating the maximum number of corner apartments for the best layout options. Unlike a regular block that has four outer corners, half-open blocks may have up to 20 corners. To accommodate fully pedestrian courtyards, architects created two-sided entrances to sections of houses - one on the side of the street and the other on the side of the yard.
